EarlyDocket compiles, classifies, and delivers information derived from public government records (county/city permit datasets and municipal meeting agendas/minutes). We add classification and matching; underlying facts belong to the public record. Every delivered item references its source.
Feeds are licensed to your business for its own business development. You may not resell or redistribute the feeds. You are solely responsible for how you contact anyone referenced in the data, including compliance with CAN-SPAM, the TCPA, and Florida law — EarlyDocket supplies market signals, not consumer call lists, and no data is verified for marketing-contact consent.
Classifications are automated and evidence-tagged; public records themselves contain errors and lags. Nothing here is legal, investment, or professional advice, and we do not guarantee completeness (coverage per source is disclosed). If any item misstates its source record, email us — we verify against the source and correct.
Monthly subscriptions: cancel anytime, effective at period end; first-month full refund if the feed did not deliver as described. One-off reports: full refund within 14 days if the report materially misstates its sources.
We collect your email and subscription preferences to deliver the service; we don't sell subscriber data or use third-party ad tracking. Delivered datasets contain information from public records (e.g., permit holders, property owners of record). To request removal of your personal data from our subscriber systems, email hello@earlydocket.com. Payments are processed by our payment providers (e.g., Gumroad/Lemon Squeezy) under their terms; we don't store card data.
Service provided "as is"; total liability is capped at fees paid in the prior 3 months. Governed by the laws applicable in our terms of sale. Full legal name of the operator is available in the payment receipt / on request.
